Where do I start?

A little boutique is selling a store; they are asking $40k to buy their franchise. They stated that they make $2k per month with foot traffic. They do not do internet sells. This is where I can make a lot of potential revenue. I’ve never been a business owner but I know damn well I could run a business. I could also bring in some more of my friends items who sell things as well. So there is a lot of potential...Problem is where do I start? Anyone here own a retail business?
